The conditions may vary significantly in different neighborhoods even if they are not far from one another. That's why in order to know the area well one has to watch it constantly and analyze the specific market. This is what I'm doing in Skylake Ranch.
As a professional Realtor I should be looking at the data with an objective eye and not let personal feelings and emotions get in the way too much. But I have to confess that it is sometimes hard not to let that happened. Especially when I see "Auction" sign in the nearby yard or bank owned property for sale that is priced so ridiculously low the bank receives over 10 offers the first day the property hits the market.
We have to accept the fact that housing market is like a stock market and the price will go down and up in cycles and we cant affect these trends, but why make it worst. Yes, people who are in the real estate business are influencing the housing market. I want to influence our neighborhood market by doing everything to protect values of our homes. I may have to work harder and it may take longer to sell the house, but at least at the end I know I did everything to get my seller the best price. Unfortunately in today's market it may mean to end up with smallest possible loss.
